The Lake District
The Lake District is England's largest National Park and a UNESCO World Heritage site.
Established in 1951, it spans 912 square miles and contains the highest peak, as well as the largest and deepest natural lakes in England.
The Lake District incorporates nearly 2,000 miles of Public Rights of Way (footpaths, bridleways, byways and permitted paths), 16 major lakes and 213 peaks over 1,000 feet according to Wainwrights guide.
The area has inspired many famous writers and artists, including Beatrix Potter, Alfred Wainwright, William Wordsworth, John Ruskin, Arthur Ransome and John Cunliffe.
Ambleside
Ambleside is located in the very heart of the Lake District. The earliest known settlement dates back to around AD 80 with the Roman fort of Galava, situated on the south side of the town.

In 1324, the first mill in Ambleside was recorded. By the early 16th Century there were five mills. In 1650, Ambleside was granted a Royal Charter to hold a market, and under James II's reign (1685 - 1688), a charter was issued for the collection of tolls. Around this time, the famous Ambleside Bridge House was built on top of an existing bridge with an entrance on either bank. It was originally used to store apples and building over the river avoided land tax.

In 1761, visitor access to Ambleside took a major step forward with the completion of a Turnpike Road from Kendal. In 1847, trains services commenced from Oxenholme to Windermere, linking the area to the West Coast railway line which connects London and the North of England to Scotland. This further increased tourism, doubling Ambleside's size. Many of the distinguished Victorian buildings, including St Mary's Church (built in 1854), were constructed during this time.

Studio House was built in the mid 1870's and is part of the Ambleside conservation area which includes 38 listed buildings dating from the 17th, 18th and 19th centuries.

4 Studio House

Studio House is an imposing Victorian house, set back and elevated above Lake Road. Number 4 is the part of the house with the bay window on the third storey. Bedroom 1 is on the same level to the right (out of view), and Bedroom 2 is to the left. Access is via the exclusive front door, which is at the top of the steps to the side of the house.

The View

The views from the lounge and bedrooms are elevated above the chimney stacks of Ambleside. Whether it is the bustling street scene below or the changing scenery of the hills beyond, there is always plenty to see to while away time.

The Lounge (Ballroom)

Originally designed as the Ballroom of the house, the lounge features nearly 3-metre-tall bay windows and, because the room is elevated several storeys above street level, offers probably the best view of Ambleside within the conservation area. There is plenty of space (35 sqm) to have dinner, watch TV, lose yourself in a book, or just enjoy the views of Ambleside and beyond.

Bedroom 1

Bedroom 1 boasts a superb view of St Mary's Parish Church and Loughrigg Fell, offering both privacy and comfort with a king-sized bed. Located at the opposite end of the flat from Bedroom 2, it provides an ideal retreat.

Bedroom 2

Once the house's lobby area, Bedroom 2 has an impressive high vaulted ceiling. The two windows provide views of Loughrigg Fell (to the west) and Heron Pike (to the north). This bedroom has a standard double bed with limited clothes storage.

Kitchen

The fully equipped kitchen is a separate room built into the hill behind. It is compact but functional, featuring two built-in ovens, a microwave, an induction hob, a fridge, freezer, dishwasher, and washer-dryer. A Nespresso coffee machine (CitiZ type) is available; just bring your own pods.

By Car: For directions please download the PDF.

By Public Transport: An alternative and great way to travel to Ambleside is by getting the train to Windermere Station and then catching the 555 or 599 bus to Ambleside from the stop just outside the station. There are up to 5 buses per hour at peak times reducing to once an hour off-peak, with no buses running overnight. Please check before travelling. Journey time between the train station and Ambleside is 15-20 minutes, traffic permitting, and you will benefit from some greats views along the way.

All buses to Ambleside stop opposite the library on Kelsick Road. This is a 3-5 minute walk to Studio House.

Car Parking

Parking is available close by in Lake Road car park using the permit located in 4 Studio House.

Hopefully you find all the information required on this website to help ensure that your stay at 4 Studio House is a fabulous as possible. 

Here are a few house rules for your safety and convenience.

  1. Please do not cut anything on the laminate work-tops. There are chopping boards available to use.
  2. Please do not place anything hot on the laminate work-tops. Use the trivets and board provided.
  3. Please refrain from using the waste disposal unit between 10.00pm and 8.00am, it is quite noisy! Please do use it during other hours to dispose of all food waste (but not cooking fat).
  4. It is against the law to smoke anywhere in the apartment. Candle use is also prohibited for safety reasons. All 7 alarms are interlinked and incredibly loud if activated.
  5. Please place all rubbish in the kitchen bin when you leave.  

Check-out is at 10.00am prompt. On your day of check-out please follow the instructions in the FAQ tab.

Central Heating & Heating Controller

The Hive Heating thermostat is located on the wall, in the hallway (to the left of the boiler cupboard door). The heating operates to a pre-set schedule but you may temporarily boost the heating using this controller. Press the Heating Boost button on the top of the thermostat. Press this button again to increase the duration of the heating boost.

Each radiator is temperature controlled by a radiator valve. Please set these to a comfortable temperature setting e.g. 4, and not to maximum to avoid overheating a room. The bathroom radiator is temporarily disconnected due to a leak. Apologies for any inconvenience this may cause.

Please turn the thermostat temperature down at the end of your stay. 

Hot Water

The hot water turns on automatically when a hot tap or the shower is turned on (Combi boiler). There is no need to do anything else. 

The boiler is 'Gas Safe' tested annually and all settings adjusted to ensure optimum operation. Do not change these boiler settings as this may reduce the operational effectiveness of the boiler, or even stop it working altogether.

The broadband router is located in the lounge, close to the TV. The minimum guaranteed speed is contracted to be 57Mbps which should ensure fast broadband throughout 4 Studio House.

TV

The TV is a smart TV which means that you have access to on-demand shows e.g. BBC iPlayer, Disney Plus (subscription included) as well as Amazon Prime, Apple TV and Netflix (provided you have the necessary subscriptions).

TV Soundbar

The TV soundbar can also connect to your phone (Bluetooth)


Kitchen Appliances

The electrical supply for each appliance is controlled by an isolation switch located above the worktop. Please check that the switch is on if the appliance is not operating.

Insinkerator Waste Disposal Unit

Please only use the waste disposal unit between the hours of 8.00am and 10.00pm. It is suitable for all food waste including tea bags and small bones. Place waste food in the middle basin and turn it on pressing the button at the front of the sink. Food waste in bins can be unpleasant and using the waste disposal unit means less bin emptying! Always run water whilst operating this. [Insinkerator Information]

Dishwasher

Please use the dishwasher throughout your stay (you are on holiday after all). You will see an orange light projected onto the floor when the dishwasher is working.

Please set-off the 'Rapid 30' program as you leave to clean any remaining items.

The central ceiling extractor fan may be switched off using the isolator switch above the kitchen door. Please ensure that this extractor fan is on when cooking.

Highchair & Travel Cot: 

Provided in the boiler cupboard.  The highchair is height adjustable  [6in1 Highchair]. Please clean after use.

Any issues, please provide feedback to Brathay Cottages so that everything can be in order for future guests.

Dogs: 

A small dog is welcome in the apartment, please do not allow your dog on the furniture or in the bedrooms. 

A large black container is located either under the bench by the front door or in the small storage area to the left of the steps up to Studio House. You may wish to use to help clean your dog. 

It is a condition of our lease that only well-behaved dogs are allowed to stay in Studio House.

Fire and Carbon Monoxide Safety

We hope you have a very enjoyable stay at 4 Studio House. To ensure your safety, and that of other guests and residents of Studio House, it is important that you observe the following safety procedures. These are summarised as follows:

General Precautions

  1. It against the law to smoke on these premises.
  2. The lighting and use of candles in Studio House is also strictly prohibited.
  3. When inside, only lock the entrance door using the thumb lock (i.e. not using keys). This is to aid exit in the event of an emergency.

Fire or Carbon Monoxide alarms

  1. There are 6 smoke alarms and 1 carbon monoxide alarm located within Studio House. These are interlinked so if one alarm is activated, all alarms are activated. All alarms are battery and mains electricity powered.
  2. If the alarm sounds, exit the property via the entry door immediately. Telephone the fire brigade on 999. 
  3. If it is safe to do so, close all doors and windows to contain the smoke and the fire. 
  4. Do not attempt to tackle the fire. Do not take risks. Do not stop to collect property.
  5. The alarms may sound if an elevated levels of carbon monoxide is detected. Carbon monoxide gas is a silent killer as it it tasteless, odourless, and colourless and all guests must exit the property immediately in the event of a carbon monoxide alarm. Always eliminate this as a possible cause of alarm activation before considering that the building is safe.   
  6. The alarm controller (located to the left of the bathroom door) will enable you to identify the type of alarm (FIRE or CO) from the segment illuminated. Only check this if it is safe to do so.
  7. If the FIRE indicator is illuminated and there is no obvious fire, press the button. The LOCATE segment will change from red to blue. After a 10 to 40 seconds period, all the Alarms in the system will stop sounding except the source Alarm(s).
  8. To silence the alarm see the instructions (also located in the instruction folder for 4 Studio House). For safety reasons, it is not possible to silence CO events remotely.

Emergency Lighting

  1. In the event of a power cut, a small emergency light in the hallway will illuminate. This light will also occasionally turn on to self-test effective operation. This is normal.
  2. An emergency torch is also provided in the bedroom furthest from the entry door to aid exit.

Fire Blanket

A fire blanket is located close to the hob in the kitchen. Only attempt to extinguish a fire if you believe it is safe to do so and will not put yourself or others at any undue risk.

What to do at check-out?

Check-out is at 10.00am.

Please leave the apartment clean and tidy at the end of your stay (a vacuum etc is located in the boiler cupboard).

Please strip your beds on the morning of your departure and leave the bedding and towels in the blue bag provided.

It would be appreciated if you could place all of your rubbish from the bedrooms and bathroom into the kitchen bin.

Please close all windows and leave the entrance door keys in the Keysafe lock box having locked both door locks.

Please let the agency know of any breakages or problems in 4 Studio House so that these can be rectified prior to the arrival of the next guests.

What to do if the electricity trips off?

It is highly unlikely that the electricity will 'trip' as every electrical item in 4 Studio House is either less than 12 months old or undergoes an electrical safety test annually. Each electrical circuit is protected by RCD trip switches within a consumer unit which is located in the cupboard to the right of the front door (looking from inside the hallway). These may trip if a light bulb fails for example and they are designed to be reset by pushing the lever for the affected circuit back up. If any problem reoccurs after resetting, do not use the responsible item and report the issue to Brathay Cottages on 07507 831663.

How do I turn the water off?

In the unlikely event that you need to turn the water off the mains stop cock is located in the boiler cupboard (at floor level, on the right). Separate isolation taps are located by the water meter in the same cupboard and under the sink.

How do I use the food waste disposal unit?

There is an Insinkerator waste disposal unit fitted under the middle (1/2) sink bowl. This is operated by pressing the switch located on the front/middle of the sink drainer (directly opposite the tap).

The Insinkerator can be used to dispose of any food waste including tea bags, orange peel, small bones, food leftovers. This avoids smells in bins and reduces landfill. Whilst operated it is important to run cold water into this sink simultaneously.

Please only use between 8.00am and 11.00pm. It can be quite noisy!

If for any reason you need to fish something out of the Insinkerator, make sure you switch it off mains power (either at the socket below or using the isolator switch on the wall to the right of the sink).

Do not put cooking fat down the sink, it blocks the drains!
